Boone Industrial Park secures Certified Site Status

March 12, 2019 – (DES MOINES) Today, Iowa Economic Development Authority (IEDA) announced a development-ready site located in Boone is the latest industrial site to achieve certification through the Iowa Certified Site Program. The Boone Industrial Park – Phase II is the 24th site in the state to receive this project-ready designation.

“The certification of the second phase of the Boone Industrial Park is a game-changer for our area,” said Kurt Phillips, executive director of the Boone County Economic Growth Corporation. “In combination with infrastructure work already completed on rail service to the site, the recent paving of Quartz Avenue as another transportation route to this property, and the future plans to build another outlet to an overpass just east of the site, we’ve put together an enticing product for the state to market and for site selectors to choose.”

The Boone site is located one mile north of U.S. Highway 30 on the city’s east side, and about 20 minutes west of Interstate 35. It features just over 150 acres of flat, shovel-ready ground directly north of the current industrial park with all utilities at the site boundaries. Rail service to the park is provided by a partnership between the Union Pacific Railroad and the Boone and Scenic Valley Railroad’s commercial shortline.

It’s a tremendous advantage in attracting companies,” said IEDA and Iowa Finance Authority director, Debi Durham. “I applaud communities like Boone that undertake this rigorous process and know that the accomplishment will ultimately pay dividends in terms of jobs and prosperity for the state.”

The Iowa Certified Site Program was launched in May 2012, to address the lack of project-ready industrial sites in the state. It is an independent, third-party certification program that uses the nationally recognized site selection firm Quest Site Solutions (formerly McCallum Sweeney Consulting) as the certifying agent. The Iowa Certified Site Program is designed to consider a combination of national site location standards, as well as Iowa’s natural assets and industry needs of the state’s targeted sectors.

Site certification is one of the fastest growing trends in the site selection business, and by introducing certified sites to the market, Iowa is better able to compete for projects. Site selection is a rigorous process that ensures developers – working closely with local officials, utility partners and consultants – are better prepared to market their sites with specific site-related information and community data.  Additionally, all site due diligence is completed, and plans are in place to address any issues, meaning sites are relatively free from risk and the timeline to development is reduced.

The Boone Industrial Park certification is the second site to be announced this month, coming on the heels of last week’s certification of the Helgerson Flats Industrial Center in Ottumwa. Twelve subsequent application rounds have been opened since the program was established, and nine additional sites are currently working through various phases of the program. The next round of applications will be accepted in July 2019 for the following categories:

Site Categories

  • 50 - 249 contiguous acres – General Industrial Site
  • 100+ acres with one site ≥ 20 acres – General Industrial Park
  • 250 – 499 contiguous acres – Large Site
  • 500 – 999 contiguous acres – Super Site
  • 1,000+ contiguous acres – Mega Site
  • 500+ acres with one site ≥ 100 acres – Super Park
